What is a Home
Information Pack (HIP) and why do I need one?

document only at the prices we offer. If you need a Hard Copy
these cost an extra £12.50 as typically there are 60 to 70 pages in a
Freehold HIP and more with Leasehold propeorties.
The Government has introduced Home Information Packs (HIP's) as part
of wider reforms to cut carbon emissions from homes and improve the
process of buying and selling properties
A Home Information Pack (HIP) basically brings the Conveyancing
information to the forefront of the transaction, such as its energy
efficiency, boundary ownership and approved planning permissions, it is
hoped that this will reduce the abortive rate currently at about 30%
Home Information Packs are now required for all residential
properties, including new buildings coming to the market with the
following exceptions:
- Properties where there is no marketing
- Non-residential properties
- Seasonal and holiday accommodation
- Mixed sales (shop with flat)
- Right to buy and similar sales
- Sales of portfolios of properties
- Properties not being sold with completely vacant possession
- Unsafe properties and properties to be demolished

Home Information Pack (HIP) is a set of
documents that provides the buyer with key information on the
property and must be provided by the seller or the seller's agent.
All of our HIP's meet all current legislation and fully complaint
and fully insured, these are produced as an electronic copy (PDF,
Adobe format) and when complete it is sent to the nominated Estate agent and
also the Solicitor, the EPC report and graph is sent to the Estate
Agent and the Vendor if requested. A hard copy is available but this
can only be provided as an extra
cost item.
The following documents must be included in a HIP
pack:
Freehold Properties
From 6 April 2009, the HIP must be available and
contain at least the following documents on the first day a property
is put on the market: This is often known a MINI HIP.
A mini HIP is usually made available between 2 and 3 days thereby
allowing the agent to legally market your property.
- Home Information Pack Index
- Property Information Questionnaire (PIQ)
- Energy Performance Certificate (EPC)
- Sale Statement
- Evidence of Title
If there is a delay in obtaining the EPC then
marketing may commence 14 days from when the HIP was originally
ordered.
Leasehold Properties
- All the compulsory documents above
- A copy of the Lease
